Keming Bing Sat's first east-side cha chaan teng is open on Level 2 of Tampines 1, between Chagee and Sushiro. It is the chain's third Singapore room after Plaza Singapura and Funan. Eatbook flagged the opening in July. Brand Cellar and I Love Tampines confirmed the storefront live in August. Hours are 10am to 10pm daily.
The brand launched in 2019 and now runs about 140 outlets across Hong Kong and mainland China. Eatbook's Plaza Singapura review cited 3.3 million bowls of char siew rice sold in a year, plus a TikTok Favourite Restaurant tag from 2021. Jackson Wang visiting twice in Shenzhen is a fun fact the Tampines posts keep repeating. Ignore the celebrity. Order the rice.
Start with the seven-slice char siew rice
Char Siew Rice is $10.90++. Seven thick-cut slices, two sunny-side-up eggs, two pieces of kai lan, Wuchang rice. Eatbook called it China's No. 1 bestselling char siew rice, which is the chain's own boast, not a lab result. What you actually get is caramelised edges, a decent fat cap, and a glaze that is not cloying. The Plaza Singapura tasting wished for more soy on the rice. Ask for extra if you eat the way I do.
Scallion Oil Chicken Chop Rice on Hot Plate is $13.90++. A thick grilled fillet, chopped spring onion, scallion oil, egg, rice, purple lettuce. Eatbook liked the crust and the onion oil, then wanted a dipping sauce that was not there. Tampines 1 also added Minced Beef Rice with Poached Egg, an outlet exclusive. Think savoury minced beef over rice with a soft egg on top. Price was TBD on Eatbook's July preview. Check the board. Thai basil minced pork rice is another Tampines-only plate the Instagram recaps keep naming.
Snack side: Happiness Lava Egg Waffles are $6.90++ for four, cheese-filled, more cute than heavy. Signature Snack Platter is $8.80++ at the Plaza shop, curry fishballs, chee cheong fun, wing tips, ngoh hiang. Lava Ovaltine Toast is $7.90++ if you want dessert that leaks sweet milk when you cut it. Those snack prices come from the 2025 Plaza review. Tampines should match them. Confirm on the till.
Bear ice, 15 percent off at tea time
Little Bear Iced Hong Kong Milk Tea and Little Bear Iced Lemon Tea are $4.90++. The ice is a bear. The milk tea is pulled Hong Kong style and comes out thick. Wait for melt if you want it thinner. Lemon tea uses Ceylon leaves pulled repeatedly and is less sweet than most mall lemon teas. Tampines exclusives include Keming Signature Craft Fruit Tea, HK Milk Tea Happiness Trio, and Pink Bear Soda. Brand Cellar says there is 15 percent off all a la carte from 2.30pm to 5.30pm daily. That is the sensible window if you do not want the two-hour Plaza Singapura queue energy at lunch.
The room sits next to Tampines MRT. Unit is #02-14/K6/K7, 10 Tampines Central 1. Phone listed on Eatbook is 8067 4489. It is not halal-certified. Self-service chilli and condiment bar is part of the format. Go for a weekday afternoon if you want the discount and a seat. Go at peak only if you already know you want the char siew and can wait.
